Ponte Vista Comes Back Into The Picture

Ms. Donna Littlejohn wrote an article concerning Ponte Vista at San Pedro and the fact that the management of the project has changed and now has gone back to square one with iStar Financial Inc.

The article states that the new development team for Ponte Vista at San Pedro has returned to using the holder of the first mortgage to assist in the development of the project.

The article states that in several months, the newest plans for the 61.53 acre site will become public. I do not know if the Environmental Impact Report for that project, originally done but not certified by the Los Angeles Planning Commission will need to be recirculated.

In going back basically to square one according to the article, we all move back to 2005 in terms of Ponte Vista but not with the Marymount College Facilities Expansion Project and certainly not with The Marymount Plan.

What we all have to add is the fact that Mary Star of the Sea High School is now open and operating with a growing student body population just east of the Ponte Vista site and the Volunteers of America are ramping up their efforts at opening up the dwelling units they own adjacent to both Rolling Hills Prep and Palos Verdes North, Marymount's off-campus housing site for approximately 300 students and staff situated along Palos Verdes Drive North in San Pedro.

We all have another change to judge whether the impacts to Western Avenue will be more severely affected now that so much is now under consideration, all utilizing miles of Western Avenue in northwest San Pedro and Rancho Palos Verdes.

While I can understand Marymount's push to consider their attempts to build on-campus housing using potential added pressure on Western Avenue, it must me repeated that Marymount's administration and supporters have no intention of closing down the off-campus housing site along Palos Verdes Drive North.

I think I can contend that because things are now looking to accelerate at Ponte Vista and the Volunteers of America are working to open their housing, keeping Palos Verdes North open and having to deal with on-campus housing at Marymount, with students traveling along Western work or play from both on and off campus housing, will further trouble all drivers who must travel along Western Avenue.

I guess towards the middle and end of 2010 we will all live according to the ancient Chinese curse; May you live in interesting times.
